Abstract (English)	Both public and private sector estate portfolios lack digital twins: legacy 2D plans are outdated, scans are unstructured. ioLabs and BFH study a hybrid pipeline fusing point clouds, Gaussian Splats and 2D plans into IFC space-aware models, combining ML segmentation with FM ontology mapping.
