In Switzerland, 4.3% of Office Space (>2 million m2) lies empty and is an economic burden on owners, tenants and society, because of energy and ecological costs. The remaining 95.7% of space is rented but utilisation is typically only 55%. Performance Buildings AG has developed a smart room business model that increases office space utilisation to above 75%. The underlying room management system will be licensed to medium and big companies in order to help them save costs. In addition, this smart room management system has an ecological effect since it allows existing buildings to be used more efficiently, hence preventing the erection of unnecessary new office spaces. In line with our business plan, as well as to take advantage of several new business opportunities in Munich, we plan to transform our existing room management prototype into a scalable system enabling room sharing between different legal entities. The goal is to develop a peer-to-peer ICT system that will allow organisations to pool spaces and create a network of shared On-Demand offices, available to third parties in a secure and cost-effective way.
