Abstract

The objective of this proposal is to assist building owners in elaborating long-term financial investment strategies in maintenance and refurbishment operations by developing a professional investment decision-making tool. This project will promote cost effective and affordable investments into existing buildings, while addressing the environmental challenge and optimum use of natural resources and improving the general social aspects of building tenants. This tool will support decisions on which buildings have priority for investment and also when this is an optimal investment. The main target of the new methodology is to give decision elements to invest in order to anticipate deterioration instead of running after problems and investing to limit the damages. The innovation includes the way quantitative and qualitative parameters (social, physical, cultural and economic) are aggregated in order to emphasize the concept of investment over simple financial criteria commonly used.
